INVESTMENT PHILOSOPHY
Currently mRA is purchasing mid-size multi-family apartment complexes located in stable communities. The apartment complexes must have on-site management, a history of strong net operating income, and a positive cash flow from the date of purchase.
mRA's purchase criteria qualifies it as a "Super-prime" borrower. A reasonable loan to value ratio and fixed rate financing are an important criteria.
mRA bases its investment forecasts on cash flow from these real estate holdings not on material appreciation of the properties. The solid income from each property ensures expenses are met and investors are projected to receive distributions the first quarter after purchase.
